Roof Replacement Cost Calculator

Roof replacement is priced by the square foot of roof surface, so the total depends mainly on roof size, roofing material, pitch and how much old roofing has to come off. Enter your ZIP code and a few details about your roof to see budget, standard and premium planning ranges in seconds. The figures use US baseline assumptions and are a rough planning estimate, not a contractor quote. Actual contractor pricing may vary.

Roof size and shape
Which measurement do you have?

The ground-floor area under the roof, including an attached garage and covered porches. For a two-story home, count one floor only.

Roof pitch

Pitch is the rise in inches for every 12 inches of run. Most homes are moderate. A steep roof is one you could not comfortably walk on.

New roofing and existing roof

The deck is the plywood or board layer under the roofing. Damaged sections are usually replaced during tear-off.

How this estimate is calculated
  • Roof area is multiplied by an installed price per square foot (materials and labor) for the material you choose, plus tear-off and disposal.
  • If you enter a home footprint, roof area is estimated by adding 8% for overhangs and adjusting for pitch.
  • Steeper pitch, a more complex layout and taller buildings add labor.
  • Roof deck condition adds an allowance for replacing damaged sheathing.
  • Each range is shown as about 10% either side of the calculated figure, then rounded.
  • Not included: permit fees, structural repairs or reinforcement, gutters, skylight or chimney work.
